Building a house and choosing the roof? This is a point where a costly mistake is easy to make, because many people calculate the roof cost from tile prices alone. Then comes the surprise: labour, details, transport, extra components… and the budget suddenly rises by well over ten thousand zlotys.

That is why we have prepared a practical guide to what a roof really costs in 2026 and why two “similar” quotations can differ so much. We explain exactly what affects the price, what an estimate should include and how to compare quotations wisely to avoid extra charges during construction.

The problem is that construction quickly reveals something else: a roof includes not only the covering but also labour, details, transport and components that are not always obvious at first glance. That is why two quotations for a “similar roof” can differ by several thousand or even well over ten thousand zlotys. At Ambit, we have helped clients make decisions with peace of mind for years. We work locally in Trójmiasto and Pomorze. We have completed thousands of projects, including demanding work such as refurbishing the roof of St Mary’s Basilica in Gdańsk.

A roof is a system, not just tiles

A roof works well only when everything fits together. It is a combination of layers and solutions that must be carefully planned and installed evenly, accurately and to professional standards. Even the best material will not help if the design or installation has weaknesses.

In practice, leaks rarely come from the covering itself. Problems usually occur at vulnerable points: chimneys, roof windows, valleys and flashing. These are the places where the roof moves most and details matter.

Before ordering materials and bringing the team onto site, it is therefore worth costing the roof as a whole. A well-prepared estimate gives peace of mind, helping you avoid extra charges during the work, stress and unplanned spending.

What has the greatest effect on the roof price?

Even if your neighbour has a similar house, their roof cost can be completely different. A different number of chimneys, roof windows or changes in slope is enough.

The final price depends mainly on:

  • roof shape (a simple gable roof is usually cheaper than a roof with multiple slopes),

  • covering type (for example, clay, concrete or sheet metal),

  • number of roof penetrations (chimneys, windows and access hatches),

  • accessories and installation details, which often account for thousands of zlotys.

The principle is simple: more penetrations and changes in slope mean more work and material.

Roof costs in 2026 – indicative price ranges

These are indicative rates from the start of 2026, based on real discussions with clients and everyday practice.

Materials (including system accessories):

  • clay roof tiles: 80–160 zł/m²

  • concrete roof tiles: 60–70 zł/m²

  • sheet metal (including system flashing): 60–110 zł/m²

Labour (depending on roof type):

A simple gable roof:

  • roof tiles: 75–85 zł/m²

  • standing seam metal roofing: 95–180 zł/m²

  • plain tiles: 100–150 zł/m²

A more complex roof with multiple slopes:

  • roof tiles: 85–100 zł/m²

  • standing seam metal roofing: 130–200 zł/m²

  • plain tiles: 120–150 zł/m²

Additional costs that are often overlooked:

  • membrane + fixing counter-battens: 15–20 zł/m²

  • roof window installation: approx. 500–800 zł/each

  • HDS transport: approx. 150–800 zł (depending on the type)

The final price always depends on the design and details, but these ranges help you approach the subject realistically, without optimistic assumptions.

How can you compare two quotations and avoid the pitfalls?

The lowest price on paper often does not mean the lowest final cost. Differences usually arise because one quotation is complete while the other has gaps that only become apparent on site.

Before comparing two quotations, check:

  • whether the materials list is complete (rather than just the covering),

  • whether transport, HDS, unloading and pallets are included,

  • whether the price is inclusive of VAT,

  • whether you will receive an invoice and a warranty.

Think of it simply: just as you go to a bakery for good bread and a trusted greengrocer for fresh vegetables, it is best to entrust your roof to specialists who work with roofs every day.
